Per square (100 sq ft of roof), the middle half of permits say $600 to $890. The typical permit says $740. 1 in 10 permits say less than $430 per square. 1 in 10 say more than $1,100.

Before you sign with a roofer
- Pay no more than 10% or $1,000 up front, whichever is less. That's California law (Business and Professions Code 7159).
- Check the roofer's license at cslb.ca.gov. Look for a C-39 roofing license.
- Make sure the roofer pulls the permit, and that it passes its final inspection.
- Get both warranties in writing: the shingle maker's, and the roofer's own for their work.
- In much of California a new roof must meet cool-roof rules (Title 24). Ask if yours does.
- If your insurer asked for the new roof, ask it what proof it needs before work starts. Many ask for the final invoice and the passed inspection.
Where these numbers come from
We read the roofing permits the building departments here issued from January 2023 to September 2026 that state both the job's price and the roof's size. Price divided by squares gives the price per square. We left out repairs, patches, garages, apartment buildings and the top and bottom 2%. That leaves 7,441 permits. Records pulled September 30, 2026.
